Yucatan Investment Made Easy

The SUN KIN condominium project has been a special challenge for the developer, Inmobiliaria Chichen. Their goal was to build within a certain price point in a desirable area, on a lot of restrictive size and yet offer as many amenities as possible. R.E.I.D. was engaged at the early design stages to work with the architects and developer, bringing to the project a marketing strategy and necessary amenities to attract the savvy North American client. Concepts such as the bonding of the development company and its principles, along with adequate builder’s insurance, were put in place to protect the pre- sale buyer’s capital. Although a common practice in other areas, it is little practiced in this part of Mexico.

R.E.I.D. selected Mexico International Realty of Merida, Yucatan, for their experience and integrity, as the exclusive sales agent for the Sun Kin project.

Another locally based company, GoneSouth Property Management, with experience in property management in Ottawa and Merida, has been engaged by R.E.I.D. to not only manage the SUN KIN condominiums, but also to manage holiday rentals for the owners.

This R.E.I.D. pilot project to integrate all aspects of design, amenities, marketing, sales, project management and condo regime management for developers, can only lead to more projects of this nature.

There are nine suites on three floors with three suites per floor. Each floor has three different suites and each floor is identical. The three floor plans range from 1,138 ft2 to 1,219 ft2, all with two bathrooms, two bedrooms with closets, linen closet, dinning room, living room and covered terrace.

Each kitchen is equipped with cabinets and electric stove with hood. The master bedrooms have in-suite bathrooms and there is a large linen closet with washer/dryer hook-up in the hall. Both bedrooms and the dining/living area are air conditioned.

On the ground floor under the first floor suites is secure covered parking for one car plus a storage locker per suite. The first floor is three meters above grade. A maintenance/watchman lives full time on the grounds. The suites are wired for cable, phone, high speed internet and wireless in common areas.

This development adheres to the Yucatan condo laws and all present building codes. The land is title insured. The monthly condo fee includes maintenance, cable, pool servicing, common area electricity, garbage, water, 24/7 watchman/maintenance person and insurance.

The building will be fully managed according to the condo constitution and bylaws. This will include rental, leasing, security, paying building expenses, insurance, overseeing maintenance and general operation of the building to the standards prescribed within the constitution.
