Middle-income housing needs in Mexico have changed in the past several years. Houses were relatively basic and items such as completed closets, kitchen cabinets, lighting fixtures, gas tanks and water heaters were considered extras. All this changed with the advent of readily available mortgage money. As the buyer considered the low added monthly mortgage cost, the purchase of a completed product became more favorable.
The tradition of domestic live-in help has also changed. This service is now being provided by persons living off premises. This eliminates the need for an additional bedroom and bathroom, therefore expanding the common living areas without increasing the overall house size. Families have also become smaller and therefore require fewer rooms. The trend of the younger purchaser is to have a more complete product, with an open floor plan combining the kitchen with the other common areas. To reduce operating costs of air conditioning, a necessity in the tropics, Fuerte de Bacalar’s houses were designed to allow the best possible flow of natural air.
